This ranch has 160 +/- acres, laid out in two 80 acre tracts that form an L shape. It has lots of brush on it and some nice mesa views to the south. Together with utilities and a live creek winding through it, this is a well rounded hunting tract, ready to use!
The property has 60 +/- acres of old farm land on the north end (primarily Spur Clay loam), which has been let to slowly return to native country for grazing. These acres have good grass and reemerging mesquite cover across it. The remaining 100 acres is in native pasture, consisting of mature mesquites and a few scattered hackberry trees. Some areas of this pasture have thicker vegetation than others. Towards the southern part are some washes, coming off of the rocky outcroppings along the border.

The current owner has been using the property for the last eight years to run cattle and horses. For hunting, all it needs is a few feeders and stands. You could even use some of the old farm land on the north end for a food plot, if you wanted to break it back out. You can already see deer and hog tracks all through the pasture, and there doesnt appear to be much hunting pressure around it. At the south end of the property the public road dead ends at another ranchs gate, so there isnt any through-traffic going past it; but at the same time, its only a couple of miles from the paved Highway 6, so its easy to get to.
Gypsum Creek, a live water creek, runs across the middle of the ranch for over half a mile. This creek attracts and helps hold wildlife to the property. It feeds the Red River, approximately eight miles downstream. On the north end of the land, there is a metered tap off of the community water system, hooked up to a frost free hydrant, which the owner has a on a floater valve on a water trough to water cattle.
Other improvements consist of a perimeter fence, with metal t-posts and barbed wire. Electricity is ran down to the property from the north end, where an old house and a couple of old metal barns sit. These structures are of little value and probably just need to be burned and bulldozed.
