Terrain: The terrain is extremely diverse, ranging from productive clay loam bottomlands to gently rolling sand hills. The spring-fed Chicolete Creek, which flows year-round, traverses the north border of the ranch for 1 mile, and the Lavaca River stretches along the eastern border of the ranch for 1 mile, providing excellent habitat for native wildlife in the bottoms. The ranch has over 50 ft of elevation change. Some of the ranch along the river is in the 100 year flood plain. Rainfall for the area averages 44 inches per year.

Hunting: With so much water and native woodlands, the ranch provides wonderful habitat to all kinds of wildlife. There is an abundance of native wildlife including white-tail deer, turkey, hogs, dove, ducks, and geese. Inside the 1,200 acre high fence, there are fallow, gemsbok, blackbuck, and axis. In the winter months, the duck hunting is phenomenal on the ranchs 4 waterfowl lakes. An array of duck species can be hunted, including: pintail, gadwall, wigeon, teal, golden eye, spoonbill, bufflehead, red head, mallard, and wood duck. The 50 acre lake is stocked with bass and catfish. The Lavaca River and Chicolete Creek also have many fishing holes that are good for catching catfish.

Water: This extremely unique ranch has 2 sources of year round flowing water, with the NE corner of the property being the confluence where Chocolate Creek flows into the Lavaca River. They both flow crystal clear water, and have hard sandy bottoms. There is approximately 1 mile of Lavaca River frontage and 1 mile of spring-fed Chicolete Creek frontage. Along with the miles of live water from the creek and river, the ranch also boasts approximately 110 acres of lakes and ponds. A 50 acre bass fishing lake, two 25 acre waterfowl lakes, and a 10 acre waterfowl lake were constructed in 2007. These 4 lakes all have water piped to them from the ranchs irrigation well that produces 2,000 GPM. There is also a 5 acre natural slew that holds water and attracts wood ducks, and 2 other small stock tanks. Aside from the irrigation well, there are 5 other water wells. Four wells are equipped with solar pumps, which feed water troughs and 2 lakes. The headquarters well is equipped with a submergible pump, pressure tank, water softener, and filtration system which supplies water to all the structures.

Minerals: No minerals to convey, and there is no production on the ranch.

Improvements: The ranch is highly improved, but not overdone. The Headquarters is situated near the center of the ranch surrounded by grandaddy live oaks and overlooking the 50 acre lake. There are approximately 1,200 acres of this ranch under high fence, all galvanized tight-lock with buried predator wire at the bottom. The river pasture is low fenced, and there is some interior 5-strand barbed wire cross-fencing. There is a good network of interior ranch roads. 2.5 miles of buried 12-inch pvc water lines have been run to the 4 lakes, allowing for filling at any time from the irrigation well. There are also over 100 acres of food plots on the ranch. There are 7 deer blinds, 2 duck blinds (one sunken metal pit blind), 7 protein feeders, 8 corn feeders, and 5 fish feeders. The 50 acre bass lake has a main pier with cleaning station and 2 boat slips, and there are 5 other small fishing piers around the lake.

Main House: Constructed in 2012, the main house is 3,300 sf, with 4 bedrooms, 2.5 full baths, large living/dining/kitchen area, storage room, and utility room. Its a beautiful ranch house, with stone exterior, standing seam metal roof, expansive front and back porches, all with a beautiful view of the water. There is an attached carport, and the back porch is screened and has a hot tub. The interior features include custom finishes and cabinetry, granite countertops, stainless steel appliances, hand scraped wood floors, high ceilings, a wood burning fireplace, and exposed beams.
