Location and Tract Description: The Pinebergen Tract #301 is located approximately 5 ½ miles south of Pine Bluff, east of Highway 63 on Old Star City road which passes through the tract. The property is described as the N ½ of the NE ¼ and the NE ¼ of the NW ¼ in Section 26 of Township 7 South, Range 9 West, Jefferson County, Arkansas.
The topography is rolling with silt loam soils and an average site index for loblolly pine of 80 feet (Base Age 50), per the NCSS Web Soil Survey. Steep Bank Creek passes through the tract offering water for wildlife and the potential for a pond.
Approximately 82 acres of the tract was final harvested in September of 2008 and is ready for site preparation and planting. Approximately 82 acres of the tract was final harvested in September of 2008 and is ready for site preparation and planting. The tract has a 21 acre streamside management zone of open hardwood timber along Steep Bank Creek which passes through the tract. The hardwood timber consists of primarily oak sawtimber and pulpwood with sweetgum and miscellaneous timber. The large oak timber provides excellent food sources for deer, turkey, and other wildlife as well as great hunting sites for the sportsman. The east 15 acres of the tract consists of advanced pine regeneration and large scattered pine sawtimber trees and pine pulpwood. There is approximately 100 tons of pine sawtimber based on an ocular estimate. The remaining acreage lies in the Old Star City roadway.
The tract is accessed by Old Star City Road, which is paved with electric, phone and other utilities present along the roadway. A woods road travels through the tract offering access to most portions of the property. The favorable access and utilities, recent timber harvest and meandering hardwood timber stand present the possibility for a large home-site, conversion to pastureland or development.
