Watauga Lake Development Land
Butler, TN
June 15, 2013 / 11:00 AM
Watauga Lake is the crown jewel of the TVA system, the first in the chain, and the third cleanest lake in the US. Arising in the Appalachian Mountains and bounded by the Cherokee National Forest, this pristine 6430 acre lake, at 2000 ft elevation has only 110 miles of shoreline, only 10 of which are privately owned.
This 164 acre tract with a mile of frontage is the only available large acre tract of land with significant frontage on the lake. It lies on an undeveloped peninsula between the Elk and Watauga Rivers, which create the main channel. The tract is totally covered with a variety of massive native hardwoods, hemlock, and white pine trees, and has not been logged in over 75 years. There is a paved county road access to the property from Sugar Hollow road.

There are breath taking mountain and lake views from atop its wooded ridges and along its entire panoramic lakeshore. Located just 25 miles from historic Boone, NC and 35 miles from Banner Elk, Grandfather Mtn, Linville, and Blowing Rock, there is limitless shopping, 5 star restaurants and resorts just minutes away. Abundant class A trout streams, whitewater rafting, canoeing, skiing, and golf courses are less than an hour away. Major metropolitan population within a 200-mile radius is 5 million, and extending to 300 miles it exceeds 12 million. The property would meet any expectations for a secure private resort estate, investment property, or high-end residential development.
