Just South of Comfort, Texas is the intersection of the IH-10 East Access Road & Holiday Road. From that point, the entrance to this ranch is approximately 3.5 miles down Holiday Road.

Can this ranch be divided?
Yes. Check with the Kendall County Engineer and the Cow Creek Groundwater Conservation District for up-to-date lists of requirements for both subdividing and minimum acreage for well/septic permits.
However, recent minimum requirements required minimum frontage on public roads combined with minimum acreage.
Are there use restrictions?
Not only is this ranch not within any kind of municipal jurisdiction (city limit or ETJ) there are not any building restrictions or use restrictions.
Are there any deed restrictions?
This ranch is surrounded on 3-sides by much larger ranches and similar in size to the ranch across the road.
The seller desires to place a deed restriction of a minimum size of 20 acres per tract in the event that the purchaser should desire to subdivide the ranch.
This ranch has approximately 2,789 of frontage on Holiday Road. According to an amendment of the Kendall County on April 8, 2025, subdivided tracts of land requiring a well and septic (OSSF) need a minimum of 250 of road frontage. This county regulation would allow only 11 tracts (approximately 22.4 acres average size) using the existing road frontage.

This ranch is priced to sell. For the last several years we have been monitoring every sale within 15 miles of this ranch and have been fortunate in that several recent sales have closed within the last 10 months and have been given the greatest weight in determining the anticipated market sales price.
None of the sales are available in the Multiple Listing Service or on sites like Land or Loopnet. Our sources have been the sellers that sold large tracts, brokers that have shared/verified, and ranch appraisers that collect documented sales.
The price is in line with the amount being paid by developers that are purchasing large tracts and subdividing them into smaller tracts and then charging multiple times more per acre for the smaller tracts.
