Chapman Ranch is a combination of irrigated farm, timber and grazing land, with some added potential value from development of a commercial hunting and recreation preserve. The property contains over three miles along the eastern portion of Buck Creek.
The main entrance is at the end of Egert Road, with the Ranch headquarters located on a knoll overlooking the 389 acres of irrigated farmland that parallels Buck Creek. There are three wells, one pivot and wheel lines. The Ranch has three Ground Water Permits for the north, middle and south wells which produce 620 to 2,100 gpm (permit #610695).
In the past, the Ranch has leased up to 117 acres for growing potatoes and has used the balance for growing alfalfa and grain hay, with hay production of all varieties averaging over 1,500 tons.

The secondary entry is from the northwest corner of the Ranch on Bliss Road.
The OC&E Woods Line State Trail, a rail to trail conversion built on the old railroad bed of the Oregon, California and Eastern Railroad, runs along Buck Creek Drainage and is used by hikers and horseback riders. It is Oregons longest linear railroad park.
Chapman Ranch is very scenic and extends 8 miles from Swan Lake Rim at 6,200 ft. elevation along the western boundary, to Bliss Road, and almost 7 miles north and south from Winema National Forest to northern Yonna Valley. Both the Ranch size, and geography, limit public access to the majority of the Ranch.
The timberlands and non-forested lands are good for grazing, with plenty of stock water. There is cross fencing in place with grazing capacity for 1,350 AUMs which is being used by the Seller during the 2011 season.
There is an estimated 20,680 MBF of primarily ponderosa pine, with some white fir and incense cedar. Over 2,105 acres of well-stocked pine plantation, with 40% of the plantation in the 21 to 25 year old age class, will provide long-term growth and will improve productivity. Chapman Ranch has excellent deer and elk hunting, with numerous springs and a small cabin located near Bear Wallow, and Cowboy Spring in the northeast section. The extensive logging road system can be used for hiking, horseback riding and ATVs.
Cruishank Butte and a steep drainage near Second Sheep Camp Spring are scenic, and add diversity to both the landscape and the wildlife habitat.
