This scenic ranch is easily assessed by a paved, two-lane state highway, yet retains a private atmosphere. The property is approximately 1460 acres in size, 100 acres of which is in dryland cultivation and the balance in native country. The mesquite pasture stops abruptly at a steep ridge in the middle of the ranch. This tall ridge breaks over a 100' drop into smaller bluffs and ravines as the landscape rolls into the 1000 acres below. This bottom pasture consists primarily of thick cedars and scrub brush and is excellent for deer hunting as well, along with feral hogs and predator calling.
Seasonal creek washes and draws run all through this region, carrying rain water down to the Wichita River, a livewater stream 1.5 miles north of the ranch. Two large water tanks have been built off of these washes, several acres in size each. These two resevoirs create good duck hunting opportunities, plus fishing for bass, etc. In total, the ranch has seven ponds and tanks on it.
Other improvements include perimeter fencing, a rural water line already ran onto the property, utilities, and an interior road system. There are many excellent building sites that take full advantage of the views from the ridge. The ranch is just north of Benjamin, Texas, where groceries, fuel, and other basic necessities can be obtained.
