Knox Co River Ranch

Knox County, TX
If you've been waiting for a quality Northwest Texas ranch at good price, this is it. The property has been in the same family for over 60 years, and their hard work and dedication to the land is evident in every cornerpost and fence stay.
The ranch has approximately 2,550 acres of land. The Salt Fork of the Brazos River, a livewater stream, forms the east border for almost 2.5 miles and is major asset to the property. FM 222 runs along the south border and provides easy, year-around access. The west side is bordered by large farms, and there is a 17,000 acre ranch joining the property on the north side.

Through continual care and maintenance of the land, the owners have increased the wildlife numbers significantly. Large whitetails have been harvested, scoring into the B&C 180s. The owners have been diligent in the last few years to cull out the gene pool, and even brought in an outfitting company to assist them with the process.
The ranch is cross-fenced into six different pastures, and cattle have been rotated year around. Keeping the seasonal grasses down, while allowing the brush to grow, has helped both the turkey and quail populations. Other native wildlife includes wild hog, bobcat, and coyote. Knox County has a designated season for javelina hunting as well.
With eight water tanks scattered around the property, you don't have to drive far to run into one. Several are springfed and retain water when other tanks in the area empty during a drought. They vary in size, from 1 to 5 acres in size, and there are several places along deep draws where 10+ acre lakes can be dug out. The owners have stocked some of the larger tanks before and were able to grow some very large bass in them. These ponds are also excellent for duck hunting in the fall and winter.
The ranch has productive farm land too, a total of 710 acres. There are four different fields (30, 90, 90, 150, and 350 acres in size). The 30 acre field is surrounded on all four sides by dense thickets and is an ideal place to develop wildlife food plots. Per the owners, it is common to see over fifty deer on this field in the evening.
The ranch has a flat to rolling terrain, with a few steep escarpments and bluffs. The elevation levels change 100' across the property. Views stretch out for miles from some of the bluff points. To the west, you can see the large plateaus of the historic 6666 Ranch, protruding through the horizon.
The central pasture has a very thick cover of mesquite and cedar. Hackberry trees are scattered throughout the ranch too, and many parts have excellent plum thicket stands. There are a variety of native grasses and seed-bearing plants too, with minimal prickly pears.
