I've actually grouse hunted a few minutes away last fall and did quiet well on grouse. The seller also said the property has been bear hunted in the past, and they have had good success. As I was leaving the property after our first meeting, I made it only about a mile and a half and saw four bears (a sow and three cubs). She was a beautiful chocolate phase with a chocolate phase cub and two black cubs. I was able to get photos of them and included them in the listing photos. Oddly enough, the second time I met with the sellers at the property, a couple miles further down the road I spotted a very nice sized black bear. I would say after seeing that many bears it isn't just luck. There has to be a pretty darn good bear population in the area.
