Historically this ranch was once part of the well known Camaron Ranch that was owned by the Welder Family. It is located in an area known to consistently produce trophy caliber whitetails. The ranch is slightly irregular in shape and fronts on the West side of the Camaron Lane for 1.2+/- miles. The focal point of the ranch would have to be the 15-20 acre lake which is nicely located near the middle of the property. The topography of the land is rolling hills with two large creek drainages and many smaller creeks. All these riparian areas create excellent cover and browse for the wildlife. Many of these creeks hold water for extended periods of time after rainfall. There is an excellent road system accessing just about anywhere you want to go. Lets talk about attention to detail...over the years the Seller identified most of the creek crossings that were difficult to cross after a rain and added culverts on some and concrete crossings on others, feed pens are constructed with pipe fencing and have gates, many terraces have been added to roads, and the ranch is void of your typical ranch debris and trash....it is extremely clean and very pleasing to the eye. There are distant views of the lake from the porch. It sits at the end of a 3/4 mile all weather road that has been well maintained. The covered porch provides plenty of shade for you to enjoy a nice cold beverage while soaking in the lake views and sunsets. Wildlife/Hunting:
The ranch has an excellent population of whitetail deer and has been strictly managed for quality over the last six years and currently maintains the Class 3 MLDP permits. The ranch is a consistent producer of deer that score in excess of 170. The largest buck harvested to date was killed in 2012 and scored 192". Many of the deer shown in the marketing pictures are from 2012 and were left to grow another year. The ranch also has Javelina, Hogs, and Rio Grande Turkey. All blinds and feeders will convey with the sale of the property 8 Atascosa Blinds, 10 Protein Feeders, 7 Corn Feeders . The quail and dove hunting can be exceptional as well.
Minerals:
