This 310 acre farmland property is located five miles west of Eugene, along Coyote Creek. It is next to both the Coyote Creek Nature Trail, part of the Fern Ridge Wildlife Area maintained by the Oregon Department of Fish and Wildlife, and the Coyote Prairie Wetland Mitigation Tract, owned by the city of Eugene. The irregularshape tract has frontage to the north along Cantrell Road and to the southeast along Halderson Road. Coyote Creek bisects the property and is tributary to Fern Ridge Reservoir.
Fern Ridge Reservoir, just north of the property, was built as a U. S. Army Corps of Engineers flood control project and is a popular site for boating, fishing and bird watching, with portions of surrounding lands managed primarily for water fowl wintering and nesting. The Coyote Creek Trailhead, with ramp for canoes and kayaks, is across from the Auction Property.
The Seller originally acquired the property as a potential wetlands mitigation site to be used to benefit proposed developments in the region. The property could still be developed for that purpose, used for farming or other agricultural applications, or developed as a private duck hunting club.
A Wetland Restoration Plan for the property was prepared for the Seller by consultants. The U. S. Department of AgricultureNatural Resources Conservation Service completed a preliminary wetland determination in(WRP). Copies of these reports are available in the Supplemental Information Package.
The farmland is leased and used primarily to grow rye grass, using fields located north and south of Coyote Creek. The soils are 85natroy silty clay loam, 105Apengra silt loam, 128B Veneta loam, and 130Waldo silty clam loam. (Please see Supplemental Information Package for soils description.) There are no water rights for irrigation. A power line R.O.W. runs through a portion of the property.
The 20112012 taxes are $1,405 and are a FarmDeferral Classification.
There is potential for one homesite as part of a farming operation under the EFU zoning. (Please see Supplemental Information Package.) Power and phone are available to property, with onsite well, and septic, required.

Township 18 South, Range 5 West, Section 2, Tax Lots 400 and 100. From Eugene, take W. 11th Ave. (Highway 126) to Central Rd. and go south to Cantrell Road. Proceed 1.6 miles to property on south side of Cantrell Road.
