This home definitely has the WOW factor as you enter the front door to the huge hearth (that took us 5 months to build), cozy Country woodstove (certified), soaring ceiling, and beautiful wood banister. We've had Christmas Trees as tall as 15ft in this room and could have gone bigger if the bottom of the tree didn't crowd the furniture out and knock the front door jam off.
The great room area includes the kitchen (with huge pantry), dining area, and family room area. The great room offers a slider onto the back deck (live band goes there) that overlooks the neighbors huge pond. When the wind blows it looks just like a flowing river and it's fun to watch ducks and geese walk on it if it ever freezes in the winter.
The private master suite is upstairs and well worth the climb. Vaulted ceilings, master bath, huge walk in closet, and beautiful sunrise views on the pond. It's own slider and balcony offer additional "get-a-away" space.
Most of the interior has fresh paint and don't let the window washing scare you. Metro Building Maintenance from Junction City cleans them twice a year for us, inside and out, for about $150 each time.
The great room and peak portion of the roof was replaced around 2007 or 2008.
The 1200' attached garage/shop was still so new that that part of the roof didn't need to be replaced.
I've been told the great room portion of the home was a 1940's built home that was moved to this location and used as the beginning structure by builder John Moody in early 1980's. We had a pieces of our siding replaced several years ago and we could see old green house underneath. I always wanted a "new/old" house so I guess that happened with this one. The forced air ducts were cleaned and sealed by Priority One in summer of 2015.
Garage/Shop:
This 1200' attached area was permitted and constructed in 2004/2005. It's very well oversized and has enough space for 2 vehicles, work space, and storage inside and in the attic. We constructed a closed in area for additional storage and several years ago my husband converted it to an unheated recreational room. It's another amazing "get-a-way" space with its own entrance that you'll thoroughly enjoy...and it didn't compromise the size of the garage/shop space by much at all.
Livestock Barn:
36'x60' with dirt floor. We built a hay loft (approximately 12'x24') a few years ago. The barn has (2) 12'x12' stalls but we panel off a larger section of the interior so the horse and goat have more space and can access the little pasture on their own. We poured cement and built pens for 4-H pigs on the back of the barn and there's a gravity flow drinking water system still hooked up. The pig pens are currently the manure composting area but if the new owner doesn't want it for fertilizer we'll have it removed.
Garden and Production:
Beautiful soils in the garden. Blueberries in need of some TLC and a family dog that doesn't eat them as soon as they turn blue, a huge row of white raspberries that all started from one happy plant. And an apple tree that has been grafted with 2 or 3 different types of apples. There's an artichoke bush in the tire and the garlic grows abundantly in the middle section of the garden. The latest addition a few years ago is a grape vine. One year the husband planted 18 tomato plants. That was interesting because they all produced... a lot! He and our daughter also had a short experience raising bees and everyone was astounded at the population growth and honey production in such a short period of time.
Fencing:
There's a small pasture area and barn lot recently fenced with no-climb fencing and we left space and some connectors if the next owner would like to put a strand of hotwire on the top. Fence charger is in the barn and we'll leave the roll of smooth wire. There is no yard fencing so if you've got a dog.. you'll want to put some in to keep it off the road. There's a couple of cement slabs behind the garage that we've used for kennels.
Utilities:
Electricity is provided by EPUD - we do an equal pay plan at $135 per month. 2 separate meters.
Propane for the forced air system and hot water heater is provided by Co-Energy in Corvallis. Their records show we've used an average of 850 to 900 gallons per year. This home has always had a lot of people living here and it's also been used for a home office and home school so we've kept it pretty warm or really cool 24 hours a day...nearly 365 days a year. Someone else may certainly be more energy efficient than we have been.
Water softener rental is $40 per month and we purchase and add the bags of salt. Garbage service provided by Republic Services and runs $47 every other month. No recycle service. Dish for TV. We haven't had landline phone service in a long time but I think it was Qwest. We use a Verizon hot spot for internet. Qwest has a line out here but there's so many people on it that it doesn't go very fast and they say they're maxed out for subscribers. Perhaps that will be upgraded someday. Other options for internet would be Hughes Net, or XS Media. So far all of them have been data based charging. The good news about the Verizon connection we use is that they recently replaced the cell tower down the raod and our connection is nice and fast. It's worked well for all of my real estate work and uploading photos and downloading big documents...it's just pricey at a couple hundred dollars month so you wouldn't want to use it for video gaming or Nextflix.
Domestic Water:
The well is located in the pump house in the garden area. Past flow test showed 16gpm. We installed a new submersible pump in the summer of 2015. The past pump was in the well for over 30 years. We rent a water softener system, and own a pH balancer system and an under the sink reverse osmosis system to filter out nitrates. We're hoping to have updated Seller required water quality tests back by March 10th or 11th.
Septic:
The septic tank is located in the front of the house outside the kitchen/dining room windows. The drain field area is in the front yard. Septic tank and drain field inspection is ordered for Wed, March 2, 2016.
Rivers, Creeks, Ponds, Etc:
The Willamette River is about a half mile away to the east and the neighbors pond has a been a big part of our daily enjoyment as far as the view and the wildlife is concerned. We pay about $400 a year in flood insurance and do have an old elevation certificate on file that the new owners can send to their insurance company to check rates again.
Irrigation:
There are underground sprinklers in the front and back yards. Controls are in the pump house. I'd sure just budget to have someone come and rework them and get them all working automatically again. We got so confused by the system that we just turn them on manually. There may be a leak in the pipe near the garden so we haven't been using the zone nearest the cement slabs.
Trees and bushes:
Incredible canopy of big Oaks, flowering trees, lilac bushes, rhododendrons, and cottonwoods out in the pasture. After the trees are beautiful in the fall.. it's turns into all out landscape warfare with leaves. We've found the best way to handle it is to call Todd Rosander at Genesis Lawn Care. Just budget $300 to $500 per season and he'll take care of the whole thing and everyone keeps their sanity.
Wildlife:
Eagles, hawks, ducks, all kinds of birds. National Geographic style flocks of Canadian geese. Raccoons, possums, cotton tail bunnies. And frogs... don't see them much but it's like a frog concert outside in the spring and summer months.
Summary:
Of course, every place has its drawbacks but this one just a few.. I'd say being close to the traffic on Love Lake Rd is the main one here. It's not a busy road like River Rd is....but some people choose to go really fast between the straight stretch and the trestle bridge....that's something that should be addressed in some way. My husband has addressed it by holding a flat head shovel like a baseball bat and standing near the road. That worked well. Late summer gets dusty while the farm fields around us are in transition.... but the heat pump keeps a beautifully cool temperature in the house and it really feels like you're part of the farming process..especially when you get to watch 8 combine harvesters come towering down the road from your front patio. Lastly... the lawn in the back yard goes farther towards the pond than our actual property line. I've put a flag in the yard where I'm guessing the line is... but please have your own surveyor check it out if you're concerned or intend to put up a back yard fence. The owner of that portion lives in the farmhouse across the pond and we can connect potential buyers with them directly.
This was a most incredible place to call home for over a decade. The sweetest and most helpful neighbors, farm kid adventures, huge parties, crazy stories, and we've literally fed 1000 people around the ugly old electric range in the kitchen. It's ready for another set of memories.
