LOCATION: Central Eastern Oklahoma in LeFlore County. This land is about 2.5 miles West from the city of Poteau being located on the lower slopes of Cavanal Mtn. The city of Ft. Smith, Ark, population about 80,000 is about 30 miles NE. Tulsa is about 1.5 hours North. Oklahoma City is about 3 hrs West. Dallas is about 4.5 hrs South. ACCESS: About mile from a graded county road. Locked gate assures privacy. The road is a seldom traveled ranch-type dirt road best traveled by a pickup truck or 4WD vehicle in wet weather. The access road from the county road is assured by recorded easement.
LAND: Very moderate slopes along the North side of the property. About 60% of the land is almost level with very minor terrain variation and consisting of good sandy-loam type soils. The land is all wooded with a variety of trees which are native to SE Oklahoma and consisting of hardwoods, red cedar and yellow pine timber. Some of the pine timber appears to be near marketable stage for future timber harvest to produce income. There is a very good logging road running from North to South through this land. There is a creek crossing the NE corner. The property has been surveyed and all corners are pinned. About 8 years ago the property lines were flagged and these are still in place for the most part. Near the center of the property the owner cleared out about 2 acres leaving the larger trees as a site for a hunting cabin.
