This ranch is extremely well watered with numerous ponds and tanks, and it has the wet weather Walleye Creek flowing right through the middle of the ranch. The surface water is not the end of the story, however, as the ground water in this area is superb. There are three major water formations below the surface. The deepest one is leased for water sale, and you could have half of the income in the future! But, the two formations above are available for your irrigation, ponds, structures and general purpose. There is an excellent water storage system that breeds together two wells by the compound which feeds into a water booster station and is pumped into approximately 6000 linear feet of water lines out to the water troughs across the ranch and to the corral system. There is either well water or pond/tank water in every pasture.
The Walleye Springs Ranch offers the perfect combination of cattle production on a large scale, excellent hunting, fun recreation and a great investment. This is the only large tract of land available at this time in Lee County. The entire ranch is fenced and cross fenced with the original fencing in fair to good condition, while much of the interior cross fencing is new.
MINERALS: The Seller believes he owns all of the mineral estate on all of the ranch except the north 150 acres or so, and the Buyer will receive half of all owned. Lee County has seen substantial production of oil and gas over the years. There is no current lease and no production. Any potential buyer is advised to have the title reviewed to determine the exact amount of mineral estate offered.
IMPROVEMENTS: There is one house on the property of about 2000 sq ft which is a nice camphouse. It has three bed rooms and two baths, a nice kitchen and dining room, screen porches and large, covered deck with a fire pit. The house is offered furnished, except for a few items. This house has a new septic system and fully air conditioned and heated. TERRAIN: There are nice elevation changes as one moves down toward the creek and up the other side. Plenty of places to build a series of lakes that flow into the next. The land is sandy soil with large post oak, elm, mesquite, and while much of the cedar has been cleared, the large red cedars, suitable for milling, have been spared.
ENTRANCE and LOCATION: There are two entrances to the ranch, one on CR 314 and one on Farm to Market 112. The ranch is about 7 miles from Lexington, home of the famous "Snow's BBQ" and about 40 minutes from downtown Austin. Right in the heart of central Texas, the ranch is about 20 miles from Taylor, Texas.
