GENERAL DESCRIPTION: Productive grassland, rolling hills, bluffs and flat land. Large acreage of CRP. Wildlife includes Trophy Deer, Antelope, and Quail. Natural Springs, live creek, ponds, good improvements.
Wildlife: Deer and antelope are plentiful here. Antelope are found on the bluff tops and mule deer in the bottoms. Ducks use the waterway and ponds, and it is a natural habitat for quail. This area is known for its quail population. Several Trophy Mule Deer have been harvested off this ranch.
Location: Colorado Farms headquarters lie 26 miles north and 10 miles west of Ordway, Colorado. Major markets are located at La Junta, CO, just 60 miles southeast of the property. La Junta offers Colorados most active livestock market, having two large auction facilities each having weekly auctions. Livestock operators deliver livestock to the auctions from all reaches of Colorado, Kansas, Oklahoma, Texas, and New Mexico. Within 1 hour drive to LaJunta, CO, Colorado Springs and Pueblo are within 65 miles and Denver, CO is only 145 miles.

Water: There are several springs along the 5 miles of Creamer Creek and Walkers point. Some springs are developed for livestock and domestic water. Five wind mills and 5 pipeline systems spread the water throughout the ranch. Water rights have been applied for.
Livestock Pasture: In addition to the above government payment income, there is approximately 8,050 acres of creek bottom and upland grass available for livestock grazing. The grass varieties vary from meadow grass in the creek bottoms, to grama grasses, sandy soil grasses, and shrubs out of the bottoms. Some of the land, previously in the CRP and not re-bid into the current program, has grass varieties planted to comply with the CRP.
Improvements: The ranch has a very adequate set of improvements. The main home is a 1,506 square foot recently remodeled modern 3 bedroom home. There are 2 additional homes on the property, one is a 1004 sq. ft. totally remodeled guest house, and the other is a 1,056 sq. ft. home. The corrals are structurally sound and very functional for holding and working livestock. Within the corrals is a 1,000 sq. ft. barn. Associated with the corrals is a set of 30,000 lb. scales. Other improvements consist of a 24 ft. by 160 ft. pole barn with corrals, a 1,600 sq. ft. barn with six stalls and tack room, and a 24 ft. by 28 ft. metal shop.
Ranch Water: In addition to Creamer Creek and the springs, there are five working and two non-working windmills. The springs on this ranch are very productive. Three springs have been tapped and plumbed, and are flowing a 1 1 stream with pressure. With all the untapped springs, there is a great potential for water development. Water rights have been applied for on the Creamer Creek Springs.
Ranch Operation: The main financial attraction to the property is the large CRP payment and other non-ranching income. However, the remaining grassland along Creamer Creek is truly unique. Creamer Creek runs from the northwest corner southward to the southwestern boundary. The creek provides livestock water, ponds (some with fish), and flows for a major distance thru the ranch. This bottom provides excellent livestock and wildlife habitat. Ducks, during migration, are found on the ponds. On the upland grasses, much of the terrain is level bluff areas. These open bluffs are abundant with springs providing livestock water and wildlife habitat. Most of the ranch has a southern exposure causing quick snowmelt and early grass. The soils range from sandy to a sandy loam. The headquarters area is nestled next to the creek bottom in and around mature cottonwood trees. All land tenure is deeded, except for two 40 acre parcels belonging to the USA, and a State lease sections.
