The Farm has 142 acres of cropland with water rights (Certificates #56233/68007) from one onsite well located in the southeast corner having a depth of 230 feet. Well tests show 400 GPM, with 140 foot drawdown after 12 hours, which has some limitations for certain crops.
The topography is level and the cropland has not been tilled. The Linn County soil survey indicates that the farm is composed of the following, with a soils mixture of Capability Class II, III, and IV:

1) MAIN RESIDENCE 2,582 square feet
The home was originally built in 1860 and recently remodeled. Included in the home remodel are a new kitchen, refinished flooring, new plumbing and electrical systems, and new main floor bathroom. It is leased monthtomonth for $1,000 per month. The main floor has 1,782 square feet with living room, kitchen, utility room, two bathrooms and two bedrooms. The upstairs has not been remodeled and has three rooms. The house has an enclosed patio and wood deck. There is forced air heat with oil furnace and central air conditioning. 2) SEED STORAGE 23,760 square feet
The building has a concrete floor and was constructed in 1994 for straw storage. It has finished seed storage capacity for 6 million pounds. It has steel frame construction, metal siding and 22 foot ceiling height, with two doors. The building is currently leased monthtomonth for $2,000 per month.
3) SEED STORAGE 33,600 square feet
This structure consists of three connected buildings with 14 foot ceiling height with the middle building 100 feet by 160 feet steel tapered I beam frame with concrete floor and metal exterior. The west side (50 feet by 160 feet) and east side (60 feet by 160 feet) are pole frame construction. The building has sliding doors on the north/south ends of the middle building. A 14 foot by 14 foot overhead door allows access from the west side towards the seed processing warehouse connected with a 14 foot by 56 foot concrete pad. The building has no power and has finished seed storage capacity of 6 to 8 million pounds.
4) SEED PROCESSING WAREHOUSE 20,236 square feet
This warehouse was built in two stages. The north module is 72 feet by 72 feet and has been used for seed processing and finished seed storage. The south module is 90 feet by 88 feet and has 15 bulk cribbed bins for bulk seed storage and contains seed cleaning equipment. These two buildings are connected by a 22 foot by 72 foot structure. The warehouse has a concrete foundation, metal roof and wood/galvanized siding. It has been used to clean annual ryegrass. The screening shed is 24 feet by 40 feet, and is located in the northeast corner.
5) SEED STORAGE 3,480 square feet
This building has been used for bulk and finished seed storage and has a concrete foundation and floor with 14 foot ceiling height, and a sliding door on the north side.
6) SHOP 5,000 square feet
This building has three components. There is a 58 foot by 32 foot machine shed with 14 foot ceiling, four bays and a concrete floor. There is an 18 foot by 58 foot leanto on the west side of the machine shed, with concrete floor used for storage. The north 42 foot by 50 foot area is finished as a shop, with two bays (sliding door) and a work area and a three phase power. The shop is heated. There is an 8 foot by 20 foot office, with bathroom and emergency shower.
7) STORAGE SHED 576 square feet
This storage building, located near the Shop, has a concrete foundation and floor and power.
8 ) FUEL TANKS/PUMPS
There are three above ground fuel tanks that supply fuel pumps from a buried pipeline.
