DESCRIPTION: This bank-owned equestrian facility has a horse arena, two bedroom apartment, hay shed, shop, stall barn, plus stand-alone residence which is in poor condition. It is located by I-5 Exit 216, along Halsey-Sweet Home Road, within a 30-minute drive of Eugene. The property had been operated as Pioneer Stables, and was used for the rescue of horses. The facility can accommodate up to 44 horses at a time. Thirty-eight stalls are part of the horse arena, and 6 are in the stall barn, providing opportunity for a boarding and training center, or other equine uses, with excellent access to I-5, and the Eugene and Albany markets.
The horse arena is 21,024 square feet, measuring 132 feet X 156 feet. The west side has the main entry, with office and reception, two rest rooms, a viewing room, and tack rooms. There is parking by this entry, with access from Falk Road. There are 18 stalls on the west side of the arena, with exterior doors at both ends of the building, and a viewing platform above the arena. There are an additional 1,052 square feet above the arena viewing room which is a two-bedroom, one bathroom apartment that has a kitchen, and living area with wood pellet stove. The east side of the arena has twenty horse stalls, two tack rooms, and area for washing and shoeing. There are three exterior doors, and a viewing platform above the arena. The horse arena floor is a composition of a dirt and sand mixture. There are two large doors at either end of the arena, and a loft area on each side that can be used for hay storage.
