Ranch roads are in fair condition, and the residential area has been well kept, with a nice picnic area under a giant liveoak tree in back. The ranch entrance is cute and friendly, and there is little junk to be found on the property.
Topography is gently rolling, with several high points affording distant views of rugged mountains. Sandy clay soils are sprinkled with granite outcrops, and mesquite, liveoak and post oak trees are scattered throughout. This would be regarded as a relatively smooth ranch for Llano County, and access throughout is easy, though somewhat bumpy in places.
The main event is an outstanding population of whitetail deer, with excellent hunting on the side for turkey, dove and varmints. Hog signs have not been observed on the site. Two of the tanks would be suitable for fishing and have been stocked in the past. A front pasture was once cultivated, and could easily be reclaimed for food plots.
The overall look and condition of the ranch with regard to sustaining wildlife is favorable, with a good cover of mature trees and forbes, coupled with excellent turf and weeds. Younger trees are in abundance as well, boding a good future for habitat for generations to come.
Vasterling Creek peacefully winds its way through the property, with lazy oaks providing shady campsites alongside its wide, sandy streambed. Where granite surfaces, water flow is usually found, and seasonal potholes are carved out in the bends. A stroll down the creek is a step into another world, as one is reminded of sandy beaches and waves pounding a distant shoreline.
