ACRES: There are a total of 224.971 acres, of which 188.227 acres are north of State Highway 29, 9.060 acres are in the Highway 29 right of way (which are owned by the buyer of this ranch), and 27.684 acres run along the 3,500 feet of Llano River frontage. There does not need to be a new survey.
LOCATION: This ranch is 3 miles east of Llano with Highway 29 dividing the Llano River from the body of the ranch. Access to both sides of the property is from State Highway 29.

well done and in very good condition. The house is of white limestone, with a metal standing seam roof. There is a very nice rock fireplace, and a covered porch. The interior floors are Saltio Tile . There is a burglar alarm on the house and shop. The upstairs game room bedroom is approximately 600 square feet. It is large and usable with it’s own central heating and air. The house has two hot water heaters, and two central heating and cooling units. All rooms and porch have ceiling fans.
There is a 1000 sq. ft. insulated shop next to the house (built just like the house), plus a barn with a built in game processing area with a winch. Both the shop and the barn have running water. All buildings are of top quality, attractive, neat, and are very well done.
MINERALS: All of the minerals are in tact on the largest portion of the ranch, and none of the minerals are available on part of the place.
WATER: This ranch is blessed with having 3,500 frontage feet along the North side of the Llano River. There are some deep holes and some rapids running through granite rocks. It is truly beautiful along the river with large live oak trees along the river bank. Wright’s Creek runs through the ranch on the west end. This creek has running water in it most of the time, but will go dry in droughts. This is a creek with granite rocks forming the bottom and granite boulders forming the banks, and some small water falls making it a beautiful area. There are two earthen tanks that are stocked with catfish and brim. The fishing is excellent. There is one 4.5 gpm well with a 4,000 gallon storage reservoir on the place that furnishes water for the house, shop and barn. The water quality is considered good.
WILDLIFE: The ranch has been very closely managed for the production of deer, quail, and turkey for the past 5 years. No trophy bucks have been taken from this place, only the cull bucks. There are reported to be some very good white tail bucks ranging on the place. There are several blinds and feeders for both deer and quail that will convey on closing. This is great habitat for the wildlife. The fishing is excellent on the Llano River for both catfish and fly fishing for bass. The present owner reports that the fly fishing is very good. As reported earlier the two tanks are stocked with catfish and brim, and are excellent fishing. This is a hunting and fishing paradise, plus the house and outbuildings are set up to entertain a number of guests.
TERRAIN: This ranch has large granite hills and rolling hills covered with live oak and other native brush and trees. The ranch is rough, scenic, and yet is easy to get around on with good roads. It has terrific views of the Llano River and the surrounding area for miles around. I can count on one hand the number of ranches that will compare as to view, privacy, accessability, comfort, wildlife, fishing, and location of this ranch. It is truly a one of a kind. It must be seen to be appreciated.
COMMENTS: There is one very unusual thing about this place. The railroad runs through the portion across Highway 29 along the river. The train does not run on a regular basis at this time. It does not run once a month at this time. Also, the purchaser of this ranch will get 9.060 acres which is in the right of way of State Highway 29. This is very unusual, where the land under the Highway is owned by someone other than the State, but that is the case in this particular situation. In my opinion this place offers more comfort and recreation than any place I have seen for it’s size. It has top of the line hunting, fishing, and views.
PRICE: The price is $1,350,000.00 cash to seller.
