SUMMARY: This ranch is located on both sides of U.S. Highway 83 and has a county gravel road that provides access to the northeast part of the property. There are 4 tree claims that provide an opportunity for someone to build a new home site and have instant weather protection for livestock production. Within the last 5 years a submersible well and water pipeline has been put in place that provides water to 15 new stock tanks to the 7 pastures. There are 6 additional windmills on the property for stock water which also have hydrants off the pipeline. The volunteer cedar trees have been removed creating a better grazing environment. Fences are mostly 3 wire barbed wire with some 4 wire along the neighbor. The current lease does end December 31, 2016.
AUCTION TERMS: This is a cash sale not contingent upon financing. Buyer shall have financing secured before bidding at auction. 15% earnest money down with the signing of the Nebraska Land Brokers purchase agreement immediately following the auction.
