Property #2: All former railroad right-of-way presently owned by Oklahoma Rail Properties LLC bounded on the west by US 74, and bounded on the south by E. Jefferson St.

Minerals: No minerals are being sold or transferred.
Taxes: The 2014 property taxes are to be paid by the Seller. The 2015 taxes are to be paid by the Buyer on the basis of estimates to be provided by the Logan County Assessor.
Possession: Possession will be given upon payment in full of the purchase price and transfer of title, at closing.
Terms: A 10% down payment will be required at the auction. You may use a personal check. Titles will transfer by Quit Claim Deeds. It is agreed and understood by both parties that the Seller will not furnish an abstract for said properties to the Buyer. No warranties of title are being made by the Seller, and Buyer is purchasing property subject to any and all defects and encumbrances.
Closing: Closing for each property is to be on or by January 9, 2015. The Closing Agent is American Eagle Title Group. Their phone number is 405-282-4012. The closing/escrow fee is $200.00 per closing and is to be paid by the Buyer. Closing is to be at the offices of American Eagle Title Group, 200 Sigma Pl., Guthrie, Oklahoma, unless parties agree to another place of closing.
Survey: Seller is not obligated to furnish Buyer a survey of the subject properties; if Buyer desires a survey, it shall be at Buyers sole cost. Seller is not obligated to furnish location nor present owners of any pipeline right-of-way easements.
