The Wilson Ranch is located approximately 25 miles NW of Marietta, OK just 13 miles west of I-35 in beautiful and diverse Love County, OK. Access to the property is gained from a 1,400' +/- foot long gravel easement that is both fenced and gated and lies just off of the blacktopped Pike Road. The ranch offers a 50'x112' hay barn that can be utilized in several ways for the enjoyment of a new owner. This barn could be finished out with living quarters on the west end overlooking the beautiful oak covered hillsides in the distance. The east end of the barn could be used for storage of ATV's, mower, tractor, and other typical ranch items. There is already electricity with a meter set right next to the barn as well as a 180' water well. If you don't want to build the barn would be a great place to park an RV or back a mobile home under the roof and build a big deck in the shade and out of the rain. The Wilson Ranch is gently rolling with multiple small ponds scattered throughout for livestock and wildlife. With approximately 65-70% of the property covered in Post Oaks and Blackjacks it gives plenty of cover for those Love County deer to seek shelter. On the northern portion of the property there is a transmission line that crosses the property from east to west and it makes a great cleared area to put in food plots and observe those big bucks crossing in the open during the rut. The perimeter is fenced with the exception of approximately 1/4 of a mile on the west side because the seller of the Wilson Ranch 250 ac also owns the adjoining property to the west. Completion of this 1/4 mile of fencing can be negotiated between the buyer and seller. A fire break has also been maintained on most of the perimeter so the seller could do controlled burning during the late winter and early spring. During the drought of 2011 a wild fire came through the area and did kill some trees on the northern portion of the ranch. However the damage was minimal due largely to the reduced level of fuel load on the forest floor from the years of controlled burning.
Approximately 1/2 mile of the south boundary is high fenced and that neighbor runs a very successful native Trophy Whitetail hunting operation . The point is that this area of Oklahoma boasts some fantastic genetics. Coupled with the fact that this property is the high ground in between Simon Creek and Walnut Bayou and the smaller Long Hollow Creek is just off the east fence of the ranch puts it in an obvious travel corridor.
