The Baker Ranch in the Mimbres Valley consists of the following lands:

WATER: The best and most important feature of the property is part ownership in the Mimbres Valley Irrigation Company. This is a non-profit corporation established in March of 1907. The purpose of the corporation was to operate and maintain a concrete and steel set of six head gates located on the Mimbres River. The original permitted diversion was for 7,912 acres and 3-acre feet of water per acre; of which, the ranch owns approximately 1,300 acres.
The underground water is also excellent. The water is located at a depth of 140 feet with an undetermined depth to the water bearing strata. The underground water is also excellent. The water is located at a depth of 140 feet with an undetermined depth to the water bearing strata. A recent sale of 140 adjoining acres resulted in the buyer drilling a couple of wells and is now watering the acreage using a drip irrigation system. The wells were reported to be 600gpm or better.
There are currently 3 wells on the property, located around the headquarters, two have submersibles and one windmill.
IMPROVEMENTS: Another great draw on the Baker Ranch is the home. It was custom built in 2006 and has over 3000 sq. ft. of living area with three bedrooms and four baths with all tile floors. The kitchen is state of the art with a gas range, prep island and a large u-shaped granite countertop island. There is also a two-door custom built-in refrigerator. The family room has floor to ceiling rock-faced fireplace with Vega and tongue and grove ceiling. All the bedrooms are spacious with an adjoining private bath. When you think it cant get any better, just look outside. The landscaping is a great combination of desert plants along with raised flower/garden boxes with drip irrigation.
Also at the headquarters, are a set of, primarily, pipe corrals with working chutes, a haybarn and a bunkhouse.
TERRAIN AND VEGETATION: The ranch is split into two pastures. One is two and a half sections and the other is four sections. The terrain is mostly flat with a large part of the ranch having been flood irrigated in the past. There are a variety of grasses including grama, tabosa, drop seeds, love grass and other grasses suited to the area.
BROKER NOTES: This ranch is a very interesting place. The potential for the irrigation could make the ranch a great place to pasture cattle or to grow crops. The Mimbres River only flows in flood conditions right now, but the old existing water rights have the potential to increase the value of the property. In my opinion, the State Engineer might grant the permit to drill an additional well to supplement the water right that is already there. Historically, around the state, when farmers were not getting their allotted surface flow, they applied for, and many have received, a permit for a supplemental irrigation well. Bottom line on this, if you couldnt get the added water, the home on this ranch is all you would need. It is close to town, but far enough away to have a private, quiet, place to live and run a few cows.
