NOTES FOR BOTH TRACTS: These pastures have been leased by the same tenant and ran as one pasture. The north line of tract #2 is the same line as the east half of the south line for tract #1. As you will see, both pastures have been well managed, with regular burning and spraying practices, there is very little brush. There has been some Sericea Lespedeza, but with regular spraying it is now hard to find on the properties. These are both quality pastures with good stands of grass.

TERMS: Earnest money at signing of the contract will be $25,000.00 (Tract #1) and $25,000.00 (Tract #2) made payable to Lyon County Title. Full possession upon closing on or before Tuesday, November 3, 2020. Owners Title Insurance Policy and title company closing fee will be shared equally, 50/50 between the seller and buyer. There is an ag lease on the property through October 15, the sellers will retain the 2020 rent and will pay the 2020 taxes. Buyer will receive full possession of the property at time of closing.
