Tillable Row Crop Fields
A lush 25 acre m/l wheat field lies to the west of CR 513. To the east of 513 are two tillable fields which have been previously used to grow corn and soybeans, but have the potential for other row crops. The northern field is 53 acres m/l and the southern is 32 acres m/l.
Gasconade River Front with Gravel Bar & Dry Creek
Bordering the eastern property line is a stunning feature of this property- the Gasconade River. With nearly a mile of river frontage and a .25 mile gravel bar, you'll have a perfect place to fish, boat, play, or simply soak up some rays. The Gasconade River has been called one of the world's most crooked rivers, and is the longest river completely within the boundary of Missouri. It's steady flow and general lack of boating activity makes it a great river to float, canoe, or kayak down. Its crystal clear water (see pictures!) provides excellent fishing, especially for largemouth and smallmouth bass. A path from the northeastern field provides access to the river's gravel bar. Forming the northeast border of the property is a beautiful dry creek which runs through the entire northern section of the property. The creek is dry most of the time, but occasionally holds water during heavy rains as the Gasconade River rises.
Woods & Wildlife
Whether you're a hunter, nature enthusiast, ATV rider, or hiker, you'll never be bored with over 300 acres of beautiful Missouri wilderness to explore! Full of natural beauty and wildlife, these woods are simply breathtaking. Follow any one of the multiple paths from the house through the woods and you'll find a number of surprises! One path will take you to a unique hillside littered with huge boulders reminiscent of Elephant Rocks. This would make an excellent camping site! Another path from the house leads to an old graveyard surrounded by Yucca trees. If hunting is more you're speed, you'll be thrilled by all of the wildlife living on this property. Some huge bucks have been harvested from this land! Three hunting stands are currently established, but more could be added to up your game!
Farmhouse & Upper Pasture
Situated on a hilltop overlooking the crop fields below rests a 90+ year old farmhouse. Time has taken its toll on this house and complete rehabilitation would be required in order to make it livable. Electric runs up to the house and there is indication that a well and septic tank are near the structure. The hilltop area has multiple access points. Following CR 513 up the hill near the southeastern property line is a gate which opens to a pasture and a gravel road leading to the house. The 15 acre m/l pasture runs to the house and would be a great place to keep cows or horses. A hunting stand is also set up in the pasture near the western property line. Another path meanders up the hill from the barn and crop fields, providing a shortcut to the house. Multiple other paths tunnel through the woods north of the house which lead to the wheat field.
Barns & Stable
Down the hill from the house and directly across CR 513 from the row crop fields are several outbuildings and space to store equipment. The outbuildings include a rustic 2 story barn, 2 smaller barns, and a stable.
This property has $30,000 in marketable timber, and is in a $5,000 per year cash rent contract.
