The deer hunting is some of the best you will find in the Midwest and I have personally passed 2 bucks that scored over 170" as 4-year-olds and seen tons of other great bucks. The reason I passed these deer is because this area produces multiple 190-200" almost every year (I can send photos of these bucks) I've sat on multiple Nov days and seen over 30-40 deer and almost half where bucks. There is road access on the SE and the NW for any wind, and I created the trail system around the entire farm for easy access. I also had 2 food plots (green on map) cleared, one on the south and one on the north, and had the trees we cleared pushed up (purple on map) to pinch the deer right past the stand sites. I also had them push trees on the east and the west borders to pinch the deer past stand sites as well, and the seller used this to kill a 5-year-old buck in 2024. There is over 50 acres of sanctuary (yellow on map) in the center of the farm that I would stay out of, and the way I hunted the farm was south winds, I hunted on the north, and on North winds, I hunted on the south. The seller is leaving all the stands all you have to do is plant the food plots and climb into the stands already in place.
