Location. Northwest of Brady in the rolling Hill Country is a property that makes an enjoyable retreat or permanent residence. It is on a quiet county road, within 5 minutes of US Hwy 87.
Terrain. The terrain is rolling, and the cabin is in a perfect spot. It has oak trees for shade, and the view out west from the low ridge is of miles of green Texas countryside.
Much of the property has live oak tree cover. It is an attractive place and good habitat for the deer. It is a cozy open design, with a modern kitchen, bathroom, bedroom area and a loft. The den is full of windows with appealing views, what a nice place to be in the evening enjoying a beverage.
Barn/shop. The barn is also a low maintenance building and is nearly new. It is a 36 x 24 metal building on a concrete slab foundation. It is stoutly built of red iron and perlin. One end of the building has an apartment for your guests.
Sheds. Two sheds are also real handy to have as well. One is a 20 x 10 tool shed with a concrete floor. The other is a 10 x 10 tractor shed.
Fences. All of the fences on the place are in good shape. In addition, it has a small set of steel cattle pens and a new squeeze chute in place.
Water. The cabin has rural community water piped in. Wildlife and livestock have stock tank(pond) water.
Wildlife. Wildlife are a real asset here. Not only does it have plentiful whitetail deer, it also has Axis deer! In addition to that, it has quail! Not many places have a good established quail population any more, but this one does. And if you like wingshooting, the area has great dove hunting as well.
Minerals. The owner is offering one half of the owned executive rights with the closing of an agreeable purchase contract.
Taxes. Taxes were less than $1000 for 2014 with over 65 and homestead exemptions.
Comments. This is the type of place that many people like. It has a mixture of terrain and enough topography to have nice scenery. The place is clean and well kept and the improvements need no repairs. We hope you can take the time to see it.
