Location. This well-kept ranchland is about 15 miles west of Brady, The Heart of Texas . It is within 5 minutes of a good restaurant and ranch store, about an hour from San Angelo and 3 hours from Ft. Worth.
Terrain. The rangeland is gently sloping natural grassland, with a few good sized live oak trees. Its a very clean parcel, there is no brush, no prickly pear, no cedar, and no mesquite. Thats pretty rare in Texas !
Improvements. The entire property has good fences, some of it is new. It has a small set of pens, a water well, and the land is terraced. A power line is close to the property line.
Water. There are 2 stock ponds, still holding water after this year of drought, and there are fish in them. The water well, which is not currently in use, is only 42 feet deep. Water in the well is close to the surface.

Wildlife. Many deer cross through the place, occasionally there is good dove hunting.
Minerals. A substantial portion of the mineral estate may be included with an acceptable offer. Wind rights have been leased, and wind turbines are visible from the place.
Comments. This offering is a good choice for horses, a few head of cattle, and for the serenity of the attractive countryside.
