Auction Site: The auction will be held on Tract #1- 3.2 miles west of Rumsey, Kentucky on Kentucky Highway 138. Watch for signs.
Tract #1 is the Home Place and contains 92.43 acres. It is located 3.2 miles west of Rumsey, Kentucky on KY 138. The lay of the land is flat with the predominant soil types being Newark silt loam and Weinbach silt loam. It has 72.3 acres of cropland with the balance being in riverbank and improvements. It has a 3525 ft. of frontage on KY 138 and 3665 ft. on the Green River. There is a 15-year riparian lease on 1500 ft. of this tract with a payment of $3375 on March 24, 2016 and incremental increases thereafter. It is improved with a 30 x 45 metal shed, a 36 x 54 barn, small grain bin, 12 x 24 frame garage and the old farmhouse.

Tract #3 contains 89.6 acres and is located on a dirt road .3 mile north of KY 138 just west of the Home Place. The lay of the land is flat with the predominant soil types being Weinbach silt loam and Otwell silt loam. It has 84.92 acres of cropland with the balance being in woods and riverbank. It has 1589 ft. of frontage on the Green River.
Tract #4 contains 97.5 acres and is located at the end of Shutt Lane which is .8 mile west of the Home Place (Tract #1). The lay of the land is flat with the predominant soil types being Karnak silty clay, Melvin silt loam and Weinbach silt loam. The McLean County FSA calls for 91.53 acres of cropland with the balance being in woods and riverbank. It has 886 ft. of frontage on Shutt Lane and 739 ft. of frontage on the Green River.

The terms of the sale are 10% down on sale day and the balance on or before April 24, 2015.
