The ranch is currently being used primarily to graze cattle and a few horses. Excellent perimeter and cross fences are in place. The property is cross fenced into 8 different pastures. A circular rotunda is located near the middle of the property and slick-wire alleys lead from the rotunda into 7 of the pastures. This creates an ideal setup for rotational grazing and moving cattle throughout the ranch. Each of the eight pastures has metered water run to a water trough within. There are numerous additional water sources located throughout the ranch. The property has been very lightly hunted but white-tailed deer and dove are prevalent throughout the ranch. Primary access to this ranch is through a gated stone entrance off of HWY 6. A concrete drive takes you to the main house. Located over the prolific Trinity Aquifer, a water well could easily be installed if desired. The average rainfall for this area is 34 inches per year.
Elevation/Topography/Soils:
This property is situated in the Cross Timbers ecoregion of Texas and is characterized by rolling open pastures with some ancient towering live oak trees scattered throughout.
The soils mainly consist of Aledo gravelly clay, Denton silty clay, and Krum silty clay.
The ranch provides approximately 50’ of topography variance that rolls up and down throughout the property and creates a picturesque landscape.
