The 589 acre McDonell timber tract is located six miles east of Fort Bragg, California, along the Noyo River Valley, within one of the North Coasts most productive redwood regions. Historically, the property was part of Union Lumber Company land holdings and served as the Company ranch, with California Western Railroad and Navigation Company rail line running along the property and providing the connection for mill operations from Fort Bragg to Willits. The railroad remains active today as the Skunk Railroad tourist attraction, and runs along the Noyo River. The nonforest ranch lands were sold many years ago, and the irregular McDonell tract consists of 589 acres, with access along Company Ranch Road to the lands north of the Noyo River, and via an easement across the Noyo River to the lands in the southeast section.
There is a total of 8,628 MBF of conifer timber, with 74% redwood and 21% Douglasfir, and 5% other conifer. An estimated 52%, or 4,222 MBF, is 16 DBH or greater, and is not impacted by water course buffers or harvest reserves. There is additionally 2,216 MBF of less than 16 DBH, providing future harvest volumes for the McDonell Tract. (Please see Supplemental Information Package fordetails.)
There was some harvesting in 2006, using functional thinning, on the land west of Company Ranch Road, which has improved the longterm productivity of that portion of tract. There is currently no active THP for the tract. The topography throughout ranges from moderate to gentle southwestern and northfacing slopes, with a ridge top along Fort Bragg Sherwood Road in the northwestern section, and in the southwest overlooking Noyo River.
There is a good internal logging road system throughout most of the property, with gated entries. Adjoining owners include private parties, Mendocino County and Hawthorne Timber. There is over one mile of Noyo River frontage, and several locations in the southwest section of the tract may be suitable for a cabin. Power and phone are available along Company Ranch Road, which could provide opportunity for development of a residence or private redwood retreat
Location
Township 18 North, Range 17 West, Sections 1, 11 and 12, Mendocino County, California. APNs: 020570 11, 02057012, 02059002, 02059003, 02059013, 020590 22, 02060010, 02060011, 02060021. From Fort Bragg at the intersection of Highway 101 and Oak Street, proceed east on Oak Street to city boundary. Oak Street becomes Sherwood Road. Continue on Sherwood Road for a total of 5.2 miles to the intersection of Sherwood Road and Company Ranch Road. Proceed south on Company Ranch Road for approximately 260 feet to the property.
