McPhail Estate in the sale of 116.51 acres m/l located northeast of Osage, Iowa, or just south of Little Cedar, Iowa. The farmland will be sold as two individual tracts through the Buyer's Choice Auction Method, taking place at 10:00 AM at the CRC Events Center in Osage, Iowa.
Tract 1: 80 acres with 76.79 FSA cropland acres; CSR2 of 86.6.
Tract 2: 36.51 acres with 35.48 FSA cropland acres; CSR2 of 79.3.

These high-quality farmland tracts are located in a strong farming community with several grain marketing outlets nearby. They would be a great add-on to an existing farm operation, an affordable tract for a beginning farmer, or a smart investment for the buyer looking to diversify their portfolio. The farmland acres are classified as NHEL (Non-Highly Erodible Land) and have been professionally managed, enhancing their value as a reliable and sustainable asset. The tracts are located in Liberty and Burr Oak Townships. The farm lease has been terminated, and the farming rights will be available for the 2026 growing season.
The farms will be offered via a live Public Auction that will take place at 10:00 AM CST on Wednesday, September 24th, 2025, at the CRC Events Center, 1006 Chestnut Street, Osage. The land will be sold as two individual tracts using the "Buyers Choice" auction method on a price-per-acre basis, and the high bidder can take, in any order, one or both tracts for their high bid. "Buyer's Choice" auctioning will continue until both tracts have been purchased and removed from the auction. Tracts will not be offered in their entirety after the auction. This auction can also be viewed through the Peoples Company mobile bidding app, and online bidding will be available.

Tract 1 - From Little Cedar, Iowa: Travel south out of town on Quail Avenue for just over 2 miles, and Tract 1 will be located on the left (east) side of Quail Avenue, marked with a Peoples Company sign.
From Osage, Iowa: Travel east out of town on US Highway 218 for 3 miles until reaching Primrose Avenue. Turn left (north) on Primrose Avenue for 5 miles until reaching 410th Street. Turn right (east) on 410th Street for 1 mile, and Tract 1 will be located on Quail Avenue, marked with a Peoples Company sign.
Tract 2 - From Little Cedar, Iowa: Travel south out of town on Quail Avenue for just over 3 miles until reaching 400th Street. Turn right (west) on 400th Street for 1/2 mile, and Tract 2 will be located on the left (south) side of the road marked with a Peoples Company sign.
From Osage, Iowa: Travel east out of town on US Highway 218 for 3 miles until reaching Primrose Avenue. Turn left (north) on Primrose Avenue for 4 miles until reaching 400th Street. Turn right (east) on 400th Street for 1/2 mile, and Tract 2 will be located on the right (south) side of the road marked with a Peoples Company sign.
