REAL ESTATE
TRACT 1: 20 +/- Acres with frontage and access on MCR 224 along the east side. It is open on the front and currently in CRP, the balance is in mature timber.
TRACT 2: 20 +/- Acres with frontage and access on MCR 224 along the east side, it is virtually all open and in CRP.
TRACT 3: 20 +/- Acres with frontage and access off MCR 224 which runs along the north side and west side, it is all open and currently in CRP

TRACT 4: 20 +/- Acres with frontage and access off MR 224 that runs down the west side of the tract. This tract is basically all open with a small pond in the southwest corner.
TRACT 5: 26 +/- Acres and is accessed over a 30 ingress, egress and utility easement that comes in around through Tract 2. In addition, the same easement will run along the east side. This tract is partially open and in CRP, the balance is in timber.
TRACT 6: 43 +/- Acres and will be accessed over a strip of land that comes in off MCR 224 in the north west corner. It will have an easement on the west side to access Tracts 7, 8 and 9. The open portion of Tract 6 is currently enrolled in CRP; the balance is wooded.

TRACT 10: 80 +/- Acres that is virtually all open and currently in soybeans. Monroe County FSA lists 69.43 acres cropland.
There are a couple waterways and a wooded drainage strip.
The Seller will retain all the 2021 soybean crop and pay all the 2021 Property Taxes and give possession when the soybeans are harvested. There are not any tenant rights going forward and the new buyer will have full rights in 2022 and beyond.
