Fishing:
There is great tailwater fishing below McPhee Reservoir and excellent opportunities for fly fishing. McPhee Reservoir also offers fishing for, catfish, white bass, small and large mouth bass, crappie, walleye, and trout.

The property lies on top of Hay Camp Mesa and is bordered by the San Juan National Forest on 3 sides falling off to the Dolores River Valley and CR 36.

There are 2 surface tanks / ponds, 1 spring, and 1 well supplying water for the property.
Terrain:
The property is fairly flat on top of the mesa with ravines and draws crossing the property and a large canyon along the southern boundary. The ranch falls off steeply on the western boundary to the Dolores River Valley and also to the north into another canyon.
