This tract has the Porter homestead including a very nice, comfortable, ranch style home, which Mrs. Porter still occupies. This tract also has a 72' x 28' cattle shed/barn, that is a pole frame structure with tin sides and roof, has electric, and is used for a calving shed and hay storage. There is a 37' x 50' pole frame structure that is out in the pasture and also a 24' x 32' wood frame building that is used for a work shop and it has 110 and 220 electric. Tract 3 is 5 acres +/- that was cut off the original farm years ago when Hwy 19 went through, it lies on Robinson Rd just over the tracks on the right.
We are in the process of commissioning a survey in hope that it will be done before the auction so we can use surveyed acres for the contracts. There is no crop tenancy for the 2015 crop year. We will give possession of Tract 1 at closing and if the buyer so desires we can close earlier to allow you to start farming sooner. We will retain possession of Tract 2 for the standard 30 days after the auction to allow Wesley Porter a chance to relocate his cow herd and Mrs. Porter would like to retain possession of the house for 60 days after closing in order to get moved.
