Cathedral Peak Ranch is located in Montrose County.  The gated ranch entrance is minutes from Crawford Reservoir.  By owning this 40 acre parcel it  allows you to hunt on nearly 5,000 acres of private ranch land.   Which is shared by all landowners in the ranch.  You may hunt on their land, and they may hunt your land with the exception of being able to fence off 5 acres around your/their home, which is off limits to hunting.  This parcel borders the Gunnison National Forest.  Other than the hilltop where the home is located, this lot slopes mostly to the North and West, and is covered with Gambel Oak.  There’s also a small creek that runs through the property from the National Forest.  Every land owner in this subdivision does have deeded access to the National Forest via a road access point, and by hiking/horseback riding.

Recreation

This property is located inside GMU 63, which is known for it’s large Aspen groves and castle like rock outcroppings.  This area is home to a large elk herd, which is unencumbered by the areas low human population.  GMU 63 offers over the counter elk tags for Archery, 2nd, and 3rd rifle seasons.  If you like to fish, try Crawford Reservoir state park (a warm water fishery), The Gunnison River in the Black Canyon, and Blue Mesa Reservoir, CO’s largest body of water.  If motorsports is your calling, there are many miles of ATV roads, and snowmobiling found throughout the ranch, on ranch roads.  This property would make a great snowmobiling, and cross country skiing winter base camp.

Region & Climate

In the summer you’ll enjoy cool summer nights, and during the day, temperatures that rarely exceed the high 80’s.  In the winter bring your snowmobile and ski gear.  There’s no shortage of snow to go around.  Please note:  this ranch does not do winter road maintenance, no snow plowing.  So, if you’d like to live here year round, you’ll have too, A: plow your own road, or B: snowmobile in.

Location
