Shelton Cutoff splits the property with approximately half of the acreage lying north and south of the road. Shelton Cutoff is a paved public road with available electric utilities, creating the possibility for development or home place. The timber on the Shelton Cutoff Tract consists 22 acres of 9 year old pine plantation which is well stocked, 8 acres of 2008 pine plantation and 10 acres of bottomland which has had most of the timber recently harvested. The 2008 pine plantation was chemically site prepared in the summer of 2007 and planted in February of 2008 with International Paper 2nd Gen Elite Seedlings. The tract is a generally flat with Frizzell silt loam and Perry clay soils. Cypress Bayou touches the northeastern corner of the property.
