Location: 14 miles east of Condon, Oregon. Condon lies about an hour south
of I 84 from the turnoff at Arlington, Oregon. You can also access
it from Biggs Jct. to Wasco to Condon. There is an airport at
Condon.
Climate: Mild winters, fantastic spring and falls. Summers are warm.
Elevation: 1800' to 2480'
Vegetation: Native bunchgrasses, annuals, sagebrush, Alder along Rock
Creek
Water: Rock Creek runs about a mile through the property. The property
lies on both sides of the creek. It does hold trout, but because of
the 3 year drought, they are not in abundance. A private road goes
to Rock Creek from the top. There is a road at the bottom across
private ownership but it is locked out to any but the owner of the

Wildlife: The owner has taken very good bucks off of this land. There are
elk that come into it but it is not that common of occurrences. The
good bucks are evident by the pictures in the brochure. It is a very
good buck area and the property is situated so that one can hunt
all day every day and never get it hunted out. The draws, ravines,
and little areas of escape make it a super place to glass and stalk.
It is just a classic place to buck hunt.
Birds: Chukars, huns, quail, and pheasants are found here. They are seen on
the ridges, draws, creek bottoms, and access roads. With the springs
and Rock Creek, it is a natural for them. There is a large amount of
CRP that lies above the 1500 acres that could possibly be rented if it
would still be available. Some birds can be hunted until January 31.

General Information: This ranch is very accessible from I 84 and from the
airport at Condon. The hunting is very good and has
additional value of the wheat fields and the CRP around
it. It is low enough in elevation to keep the idea of
winter-kill in deer and birds a moot point. There will be
fluctuations in those numbers but not from a winter-
kill aspect. Rock Creek is private with no public
access. It is perimeter fenced on all sides except one.
That one will be done shortly. This excellent hunting
piece is being sold because of family difficulties. The
former wife has the right of first refusal on this property
for 30 days after an offer is made. The land is bordered
by paved roads and gravel roads. There is little to no
trespassing on the land because of the topography. No
one wants to hunt down to the bottom of a canyon and
then hike back to the top. The access road to the
bottom is situated so that one can hunt down and then
grab the road to haul the deer in or take the road out.
A trespasser doesn't have that luxury. This land is
unique in that it is seclude but accessible, has a private
creek only to the owner, has both birds and bucks, and
is mild in climate.
