The hunting and grazing on this ranch is exceptional. The native grass has not been overgrazed and is in good condition. The north section is predominately mesquite that provides heavy cover. The massive south portion varies from heavy to lighter cover as you proceed south. There are draws and fingers perfect for holding deer and other wildlife. The main watershed flows south towards the adjacent Turtle Hole Creek. This ranch is located between the North and Middle Pease Rivers. The North Pease is 3 ½ miles WNW, and the Middle Pease is 3 miles SE of this ranch. If you are familiar with the Pease River, you can imagine the unparalleled wildlife and hunting opportunities on this ranch. The roads are in very good shape and the fences are fair to good. There are only a handful of cedar trees. Mesquite, Hackberries, Plum Thickets, and other hardwood trees are common along the draws and fingers.

Wildlife: Whitetail Deer, Mule Deer, Quail, Turkey, Dove, Wild Hogs, Varmints

Access: The Ranch has excellent access with several gates along the west and north boundaries. The roads on the ranch are very good and have been well maintained.

Fences: There is one cross fence that divides the ranch into two separate pastures. The west pasture contains approximately 1275 acres and the east pasture contains approximately 3375 acres.

Water: This is a well watered ranch with one windmill and rural water on the west and three windmills on the east. All the windmills have 25’ fiberglass tanks with concrete bases in excellent condition. There are nice overflow ponds on each windmill. These overflow ponds are perfect for the wildlife. There is also a new, one mile, gravity flow water line from a windmill in the east pasture to a 16’ water tank in the west pasture near the cross fence. Red River Water Authority provides rural water along FM 94 on the west boundary. In addition to the mills, the ranch has 5 dirt ponds that hold water most of the time. The windmills, fiberglass tanks, overflow ponds, and dirt tanks are all in very good working condition.

Cattle Pens: There are two sets of cattle pens in good condition.

Deer Camp: Two acres in the NW corner have been fenced off for a deer camp. Water, electricity, and a septic system are available at this site. There is a very nice 15’ x 18’ wood frame building located on this site. It has a large TV/Living room and another room for bunk beds. There is also telephone service from Santa Rosa Telephone.

Minerals: Seller will reserve ½ of the oil, gas, and other minerals currently owned. Seller will reserve ½ of the wind rights.

Current Leases: There is a grazing lease that will expire December 31, 2010, and a hunting lease that will expire March 31, 2012. Call for details.

History: Originally part of the historic Matador Ranch, the Taylor Brothers purchased this ranch in 1959. The four brothers divided the property in 1978 with Walter Taylor acquiring this portion. Walter was actively engaged in ranching until 1993, when he retired and leased his property for grazing.
