However, during the deep summertime, this slough will dry up, which would provide the perfect opportunity to do selective clearing and open the entire area up! You could even disc it and plant millet to have a mini-impoundment!
The bottom left acre sets on a knoll, providing a high and dry build site under several massive oaks, and directly off the power line, making power cost a non-factor. One could underbrush down to the slough in the summer to have a line-of-site from the camp / home site to the slough water, a perfect setup for any aspiring duck hunters (or just to have a water view from your home or RV)!
Additionally, about 100 yards beyond this home / campsite is a natural spring, that starts directly on the property! On top of that, an old pond dam is tucked into the brush about 70 yards from the spring head, where it is clear that a previous land owner from years ago had this spring water dammed up. A large pine toppled on the north end of this dam, and the spring water has tunneled its way through one of the upended pine roots. However, with relative ease, one could dig this small spot out with a mini-excavator and plug it with clay, to establish the holy-grail of water features for East Texas land, a crystal clear, spring fed pond that is fed by your own on-site natural ground water!
Lastly, it must be mentioned that Newton County has been ground zero for Texas Parks & Wildlife's effort to restore the natural wild Turkey population in East Texas. While still in the early stages, turkey spottings in this remote section of Newton County are becoming more and more frequent. Locals expect the population to be hunt-able in the years to come!
This property is raw and thick, and will need some work. However, it has the intangible features to be a small hunting and recreational showplace, if developed correctly!
