The property is located in east-central Oklahoma approximately halfway between the communities of Okemah and Henryetta. The western tract is directly accessible from a paved road and the east tract is positioned on a county maintained road just two miles north of Interstate 40.

The Pharoah Ranch is made up of two tracts for a combined total of 1,720 acres more or less.

The two tracts are being offered together or the west 760 could be purchased separately. There is potential for a new owner to continue to lease the ranch located between the two tracts as the Seller has done.

Both tracts have their own working facilities and both have power and electricity nearby. The perimeter fences are in good condition and some of the cross fences have been newly built in the past several years. According to the Seller, the ranch can handle 200 mama cows on average and even more on wet years. A productive hay meadow with over 100 acres is located on the north end of the east tract. Typically, the hay meadow produces approximately 375 large round bales of prairie hay.

Currently, the Seller has been utilizing the leased land between January 15th and September because the owner of the leased land deer hunts the property during the fall and winter.

This property bears a striking resemblance to the tallgrass prairie found in northern Oklahoma and southern Kansas. The similarities include the elevation change, native grasses, mix of cover, and the presence of excellent water resources.
