Bottom line, you either need to move the access point, or get the neighbor to grant an easement from the current access point (likely down the power line easement) connecting to the easement on record for this parcel. If you can't get either options you can always petition for an "easement by necessity" and the courts will have to grant you an easement. So it's not landlocked, but there is work to be done to acquire complete access. So whomever buys this property, at a steep discount, can unlock a lot of equity. This parcel was for sale for $25,000 before I realized the new highway interrupted the easement. Once you have access, and you put a little road in I believe the value of a parcel like this, riverfront on the Pelican River in Rhinelander, could be worth $40,000-$50,000, at least that's where I comped it out when I bought it. I focus on simply buy and sell land flips, I'm electing to pass on doing the homework to unlock that equity as I'm too busy with other properties, it's better for me to cut and run and sell it at a steep discount then to wait and figure out the access process, that's why I'm selling it at this price.
