NYS Southern Tier Hunting Land with fields, woods and stream For Sale: This region of the Southern Tier, is characterized by rolling terrain with cropland and woods interspersed between hilltops and river valleys.  This property is no exception.  Portions of this late 19thth century farm have reverted back to forest and the barn is the last standing structure (although probably not for long).  The stone foundation of the farmhouse is located on the north side of the highway opposite the barn.  The owner has no knowledge of the location or usability of the well or septic which serviced that residence long ago.  Three phase power is available roadside. The land characteristics include; ~17 acres of hay field, ~35 acres of woods, ~10 acres of pasture and ~5 acres of wetland.  This combination of features is favorable to support numerous game species year ‘round, including: deer, turkey, grouse, woodcock and rabbits.  The woods south of CR 16 consist mostly of white pine, from saplings to mature, but poor quality sawtimber, and areas thick with sapling and pole size hardwoods.  The area north of CR 16 is a mix of good quality hard and soft maple, birch, basswood and ash with a small stand of mostly hemlock north of the house site.  There is no evidence of recent timber harvesting, however I would guess that some harvesting was done in the southern woods 20-30 years ago. A tributary to Stony Creek runs through the southeast corner of the property.  It is there that you’ll find evidence of a healthy beaver population.  Their dam on the eastern boundary is roughly 5’ high.  It proved to be a great crossing site adjacent to an old farm dike now maintained by the beaver as well.  Stony Creek flows southwest into the more popular Butternut Creek, famous for large and smallmouth bass, walleye, chain pickerel, rock bass and perch. This property lends itself to some fantastic hunting opportunities.  Otsego County’s adult buck and antlerless deer take densities fall between 6 and 8 per square mile.  An abundance of evidence was found on this property to support those numbers. I have no doubt that you’ll enjoy the wildlife activity on this property.  And if you’re not hunting, it won’t be difficult to just relax and enjoy the view!
