The North Bayou Tract is +/-40 acres with two distinct timber stands. The primary timber stand is a very heavily stocked 1985 pine plantation which has not yet been thinned. This stand is about 22.5 acres and boasts significant timber volumes that offer immediate harvest potential. The site index for loblolly pine is very high, with Bibb and Norfolk fine sandy loam soils that have a reported site index 86-90 (base age 50) per the NRCS Web Soil Survey. A thinning of this pine stand should boost the growth of pine sawtimber. The other stand (about 17.5 acres) consists of a mix of oak, gum and cypress timber along North Bayou and tributaries. The bottomland nature and surrounding hardwood properties enhance wildlife habitat and hunting opportunity.

From the junction of Highway 278 and Highway 24, West of Camden, Arkansas, travel southwest on Highway 278 for about 3.9 miles to Ouachita County Road 76 on the right. Turn right (North) on Ouachita County Road 76 and continue north for about1.9 miles to a woods road on the left marked with pink Kingwood flagging. A cable gate closes the road. This woods road will get you within about 1/4 mile of the property, after which walking or ATV would be necessary. The northeast and southwest property corners are marked with pink Kingwood flagging and property boundaries have good orange painted lines.
