This offering at $4.5M is for the lower 520-acre piece and the upper 640-acre piece (with a wedge of BLM in between) as depicted in these maps. Over a mile of the Burro Creek runs through on the valley floor of both parcels. A network of private interior roads were created to provide the ranch owner & guests with vehicular/ATV access to different parts of this large acreage to facilitate movement and game retrieval. Roads go to the bottom of the Burro Creek drainage, up to the top on the other side of the creek, and elsewhere across this large acreage to facilitate movement and game retrieval. County Road 4 provides 4WD vehicular access to both parcels from State Highway 550.
There's a conservation easement on 175 acres of the lower 520-acre piece restricting building in that stretch of the Burro Creek drainage (attached map of CE area is on the last page). Property has a grazing lease and AG tax status ($525.08 in 2020).
The predominant tree coverage is pinion pine mixed with junipers and scrub oak. The valley floor has large cottonwoods and some aspens.
