The ranch overlies the Ada formation that consists of interbedded shale, sandstone and limestone units. The elevation of the ranch ranges from 740 ft to 940 ft with loamy prairie soils in the higher meadows and shale lined creeks in the drainages. The transition from the upland areas to the river bottom is marked by a long line of vertical sandstone bluffs that range from 5 to 10 feet tall. In addition, there are three main drainages that run north to south through the property. The center drainage is by far the largest and most pronounced. It could prove to be an excellent lake site.

This part of Oklahoma is in the Crosstimbers Ecoregion and can be recognized by the presence post oak, blackjack oak and tallgrass prairie species such as bluestem, buffalo grass and gamma grass in prairie/savanna/woodland complexes. Because there was no commercial use of the smaller oaks in this region, the Crosstimbers Ecoregion harbors one of the last undisturbed, old-growth forests. Don't let their diminutive size fool you, many of the individual trees in this area are 200 to 500 years old. In addition to tallgrass meadows, the property has also been planted with alfalfa for wildlife forage.

Cedar management can be a difficult challenge, however, the vast majority of cedars have been mechanically removed. In addition, fire breaks have been established throughout the ranch so that vegetation can be safely managed with prescribed burning. The Pawnee Rural Fire Department currently assists with the annual prescribed fire. Lastly, 12 miles of internal trails and roads allows easy access to the entire ranch.

Water:

Lost Bridge Ranch is located on the Arkansas River, downstream of Kaw and Sooner Lakes and upstream of Keystone Lake. It receives approximately 40 inches of rain per year. In addition, the Ada-Vamoosa Aquifer underlies the property. This aquifer covers 2320 square miles and provides water to many local rural water districts and municipalities. The closest water well is 2 miles northeast of the ranch. This well was drilled to a depth of 141 feet below ground surface and produces 42 gallons per minute from a white limestone unit. Drinking water is provided by the local rural water district. There are 5 ponds on the property. Two of the ponds are relatively shallow and primarily serve as watering holes for wildlife and habitat for waterfowl. The remaining three ponds are stocked with bass and perch.

Improvements:

The ranch house was completely remodeled 2 years ago. It is 1800 square feet with 3 bedrooms and 1 bathroom. Almost everything is brand new: wiring, windows, doors, floors, cabinets, appliances, granite countertops, hot water heater, central heat and air system, and "forever" roof heavy duty shingles . The house is equipped with a 1000 gallon propane tank, Dish Network, wifi network, telephone and ADT security system.

There is also a large storage shed 1500 sq ft with concrete floor, two overhead doors, electricity, safe room and bathroom with toilet, hot water heater and shower.

The property is fenced. The northeast quarter section has a new fence and cattle guards. The remainder of the fencing is serviceable. Free fencing supplies are available to fence the border with the Oklahoma Wildlife Management Area if the buyer wishes to pay for or provide the labor to install the fence.

Lastly, a historic rock bridge, the "Lost Bridge", is located in the northeastern corner of the ranch. The craftmanship of a bygone era is evident in the tight fit of the century old joints in this unsupported arch style bridge. In the many years since the county road that crossed the "Lost Bridge" was closed, the timber has closed back in on the road bed to the point that it appears that the bridge never was part of a road. Instead, it looks like it merely joins one hill to another.

Wildlife/Hunting:

If you are looking for a wide variety of wildlife, then Lost Bridge Ranch may offer just about the most species that you will find on any one ranch in Oklahoma. Trophy deer in the 160 to 170 inch B C range have been seen on the property recently and a 180 inch buck was killed here in the past. Wild turkeys, ducks, quail 3 coveys , wild hogs, doves, bobcats, phesant and coyotes are all present on the ranch. In addition to the bass fishing in the ponds, you can also catch spoonbill, sand bass and catfish in the river. The owners have planted alfalfa, food plots and also provide supplemental feeders for the wildlife. Many of these feeders are located on "wagonwheel" food plots that have the tower blind in the center hub of the food plot with shooting lanes cut in multiple directions into the woods. Each of these lanes serve as food plots.

Minerals:

The seller owns 280 net mineral acres and they WILL CONVEY with the surface. Of the 280 mineral acres, 40 acres are held by production and the remainder are unleased. The ranch is thought to overlie the Mississippi Lime that is currently being drilled and produced in northern Oklahoma. The majority of drilling started along the Kansas line to the northwest of the property but has been migrating to the southeast. Sandridge, Petroquest and Devon have been actively drilling this play. Published literature on two horizontally drilled and hydraulically fractured wells in Pawnee County indicated production rates between 200 and 600 bpd of oil.
