TRACT 1: Consists of 91 +/- acres, this is the smallest of the three tracts and lies on the east end of the farm. This tract has access from the existing roadway, and is primarily open and being used for both crop and hay production and pasture, some woods and a pond.
TRACT 2: Consists of 208 +/- acres and lies in the middle of the farm, it has lots of open land for both row crop, pasture and hay production, with the balance of TRACT 2 in mature timber, creek banks, a nice size pond and the Smith homestead. It will be accessed over the existing road way and also has frontage on Buffalo Creek.

There is a functioning homestead on TRACT 2 that consists of a single story 832 sq. ft. frame home, built in 1988. The house has vinyl siding, a shingle roof, thermal pane windows and is hooked to a private well and its own sewer system. The house has three bedrooms, one full bath, a nice size kitchen with cabinets and all the appliances. It has a very comfortable living room, and a washer and electric dryer hook-up. The home would make a very secluded place to live, a convenient place for a hired hand or outstanding hunting facility. NOTE: According to the Pike County FSA Office there are 354.54 acres of crop land on the Smith Property. Please consult the available FSA maps to see how many acres are in each tract, there is NO CRP or WRP.
NOTE: There is a row crop farm tenant in place for the 2022 crop year only, he is paying $125.00 per farmed acre. The new buyer(s) will receive will receive the entire 2022 payment based on the farmed acre on their tract. There is an agreement in place for the neighbor to harvest the 2022 hay crop.
NOTE: The property has a good, private all-weather gravel roadway that runs entirely through the farm from Pike County Road 262 on the north end to Pike County Road 218 on the south. This provides wonderful access to any portion of the property.
Each tract will have a 40-foot easement for ingress, egress and utility installation on the existing roadway. However, there will be no maintenance agreement on the roadway.
CREEK NOTE: Buffalo Creek runs through some of the Smith Property. It is a good fresh water source that is spring fed with lots of solid rock bottom, usable gravel bars and is beautiful with high overlooking bluffs.

TERMS & CONDITIONS: Buyers to pay 10% down sale day with the balance due and possession given in 45 days or less, subject to the current crop and hay tenant rights. Cost for title preparation, title insurance premium and closing costs to be split 50/50 between the Seller and new Buyer(s). The 2022 property taxes will be pro-rated to the day of closing.
