On the larger portion of the land; The Satellite photo we pulled off google earth appears to be incorrect. I had the fertilizer man with me and he agrees. It has much more open land than the photo indicates. The satellite image of mapquest is more accurate. The hay meadows produces 123 round bales per cutting (1100 pound bales)from front bottom fields. Older barn but has good bone structure and can store 150 tons of square bales. Ponds have Bass for fishing. It is ideal for cattle, horses and hunting too! Property has about 330 open acres not counting the hay meadow. On the uphill side there are multiple pasture roads and 2 gas pipelines which make great shooting lanes! The field on the bottom has been fertilized; the uphill open land has to be sprayed and fertilized. I recommend the 2-in one product for spring; fertilizer and weed-killer combination. There is a great duck pond on top of the hill nestled within the timber; tons of deer tracks can be observed around this pond. Great turkey hunting too! The land uphill offers very scenic views in either direction. There is a road to the top pasture. Per County records some soil types are Dennis Loam, End-Hect Comp, DE-Dw Comp, Bates FSL, Hect-Harts Comp, Ennis-Ver Soil Broke. Some grasses are Kobe Lespedeza, Bermuda, Native Grasses, Fescue. Kobe Lespedeza is a warm season legume that has a heavy seed production. Kobe lespedeza is great for hay, pasture, food plots, erosion control and game bird feed. Kobe is well adapted to well drained, loamy or clay soils in the South. Kobe tolerates acidic and poor soil types where other varieties are not. Kobe Lespedeza is very popular in food plots for Turkey, Quail and other game birds. Uses: Hay, pasture, erosion control, wild game food for deer, turkey and quail. Benefits: Easy to establish, low maintenance. Low fertilizer and lime requirements. Nutrition: High quality in mid to late summer. Grazing: If grown in pasture with other grasses, graze to keep grass from shading out the Lespedeza. Allow Lespedeza to go to seed once per year to maintain pasture.
As we drive throughout the uphill located open land you will recognize quickly the abundance of thick Bermuda. Once you brush hog, spray and fertilize you will have an amazing production uphill! Land on top has not been grazed for several years. The property is located in Pittsburg County but is almost at the Hughes County Line toward Stuart, Oklahoma. However, it is only 20 min. to McAlester and the Indian Nation Turnpike going north to I-40 or south on Highway 69/75 to Texas Line. It would be ideal for Community Living uphill too.
