Wild game flourishes from one end to the other, including elk, deer, antelope, and turkey providing some of the best hunting opportunities around. Production agriculture is still the primary commerce, but the mining industry also plays a key role in the area, along with the Basin Electric Power Cooperative and Burlington Northern Railroad with a major switchyard in Guernsey. One of the largest and most active National Guard Facilities in the United States is also located in and around Guernsey and is still enlarging. The Wheatland flats are intensively irrigated, raising all kinds of cash crops, while live-stock production plays just as big a role for employment opportunities as do all the other industries above.
The approximately 440 acre CRP (Conservation Reserve Program) land parcel that is being auctioned for sale is situated about 5 miles south of Wheatland on I-25, then 31/2 miles west on State Highway 34 to Grange County Road, then south again for 1 mile to the property. All 440 acres are in the CRP program at the present time, with most of the acres seeded to a mixture Crested Wheatgrass. There is electricity to the property, as well as the county road access, but water would have to be developed by drilling. The depth to ground water sometimes varies in the area, but other water wells have been developed nearby for both domestic and livestock use. The topography is mostly level, with good views of the Laramie Range a few miles to the west. Although all of the subject approximately 440 acres are presently in the CRP program at the present time, the contract with Farm Service Agency is scheduled to expire on September 30, 2009. At that time opportunities for re-enrollment will more then likely be available, but any prospective buyer or bidder should contact the local FSA Office in Wheatland for more detailed information as to the future of this program in the State and County. Also, although all the subject acres for sale are presently enrolled in a CRP Contract, it should not be to difficult to separate out an acre or so for a building site prior to the contract termination date of September 30, 2009, if any prospective buyer wished to do so. Each acre at the present time is enrolled for $27.00 per acre per year, earning some $11,880.00 for an annual payment.
