This is a unique feature that one just doesn’t come across all too often. As I initially drove up to the property, I was first very impressed with the topography rolling up out of the river bottom. You can see this as you scroll through the pictures to a point but just have to see it in person to fully appreciate it. Adjacent to this property is also other properties that are established in great habitat making for a larger contiguous habitat area. On a larger scale, the river corridor ties into the “Starbuck Slough” which on its northern end is only about 1 mile south of this property. This general area is known for producing some true trophy whitetails which, the seller's father/father-in-law’s buck that he shot off the property still holds and tied for 6th all-time with his 195 3/8” net non-typical whitetail in the MN record book. The area also produces good populations of pheasants and I flushed some of the property when I walked it. There isn’t a large body of water for waterfowl hunting but there are some restored wetland areas and the river obviously will have water for some waterfowl opportunities. I also wouldn’t rule out a turkey or two to frequent the property either. Keep in mind that the ability to plant food plots in key locations is almost limitless. The property itself can be broken down into 3 general criteria consisting of hunting/established habitat, tillable, and the existing pasture. As you can see again by looking at the aerial photo (and also click on the “Interactive Map” tab and zoom in/out on the property), the main established habitat area lies in the middle of the property. This area (and two smaller areas) have been established and are in the state RIM easement program. As I stated to the sellers, I have to commend the design and establishment of I couldn’t even guess the number of trees planted. There are areas of Black Walnut, Oaks, and Silver Maple on the western side with the thick spruce planting being as nice as one could wish for throughout the middle. Don’t overlook the smaller areas to the N/NE and also the great wooded draw point on the extreme eastern side of the property as well. The existing tillable land based on the current rental agreement is approximately 103.2 acres and split between areas on the eastern and western sides of the property. The overall CPI rating for the tillable land as a whole comes in at just over 76 out of 100. The western tillable field however on its own rates out just over 81 CPI with the eastern tillable fields averaging just over 66 CPI. The existing pasture acreage encompasses the river and runs from the township road to the south up to the north property line and comprises approximately 28.5 acres. The overall income on the property per the current rental agreement provides a gross income of $11,488. The 2021 property taxes are non-homestead and run $3,416 to provide a net after taxes income of just over $8,000.
